Tried and true DealMachine and post cards or other highly customizable lists seem to be the best results for us lately

after I closed my last (and biggest) deal of my career I realized the financial docs were off by 64%. I filed a formal complaint with the New Mexico Realtors Association and now there is admission of false/altered doc...

I added value by describing to the seller the positive impact they will have by selling to me vs. a wholesaler.

I suspect they are flying under the radar of their regulatory agency for now but with the shenanigans you describe, i bet it won't be for long.
