I must admit that I'm completely nervous about what to expect.

So I have an opportunity to purchase an off-market duplex in Spring Arbor, Michigan but I'm nervous about the numbers.  

I have been on www.city-data.com, and looked at sites like rent-o-meter.com and rent.com to see if there is a general interest in renting in particular places, along with just driving around to get a feel for certain areas...I guess I am just nervous to purchase a home, only to have it sit vacant for several months.  

We are nervous but confident that we will win.  

Once I put in that offer, I was so nervous, and felt like I was about to go skydiving or something very dangerous..Fast forward to today.

We are seeing people nervous about agents coming into homes where kids are,  due to school closings, etc.

I would be more nervous about the next 12+ months. 

The first 2 floors are occupied with month to month tenants, and the 3rd floor is renovated and vacant, ready to be rented out to my own tenants once I obtain title.Purchase price is going to be $201,000 and gross annual income should be around 31-33k or so.What I am very nervous about going into this is inheriting tenants and screening tenants. 

A bit nervous, not sure if we are buying at the top. 

So unless you have a way to pay for it without conventional income, I’d be nervous there.
