Joint venture with others on mid-sized properties4.

Scenario:I closed on a duplex Mid-December and the Seller has stayed in a unit until March 1st.

I'm in my mid 30s with a wife and five kids aged 8-13 (don't bother with the math, some stepkids some biological in the mix, love them all...haha).

I’m currently in my mid twenties from Washington state currently residing in DC area, Virginia to be specific.

Not the best positive cash flows and not as spectacular of return as reno-refi ideas but the total return projection seems pretty good in the low to mid-teens, relative to the work required. 

I'm interested in doing a cash out refi on an investment property I own in Florida to buy another investment property in the mid-west.

Would you consider mid-south west Strawberry Mansion to be a 'war zone'?

I think it is possible, but from the lenders I have worked with, I would say that the cash out is possible, but the rate would be in the mid 4's to low 5s and a 25 year AM (not 30)

Doesn't work that way.I had a commercial deal one time where I was making 100k commission as  a buyer broker and mid-deal seller said they did not estimate their tax liability properly so needed to change commissions.
