I think it is possible, but from the lenders I have worked with, I would say that the cash out is possible, but the rate would be in the mid 4's to low 5s and a 25 year AM (not 30)

Doesn't work that way.I had a commercial deal one time where I was making 100k commission as a buyer broker and mid-deal seller said they did not estimate their tax liability properly so needed to change commissions.
