Roseville and Rocklin are great areas for long-term stability and growth, but the prices are quite high and the rents are LOW, and they're not friendly in terms of regulations for STR. 

I seek out tenants who will stay a long time, reducing vacancy, and turnover costs. 

So if I don’t have established rental income early next year then it’s not a good look, huh? 

Do I even have to disclose that to them as long as I get the loan before I start school and continue to make payments on time?

You can get a DSCR loan with a $55k minimum as long as the property value is at least $75k.

Others employ a BRRRR method or do wholesale deals/flips to have cash to invest long term. 

I think this would be more of a long-term hold for cashflow purposes, however it seems minimal to start, and I feel there is likely little to no appreciation with this property. 

Our last tenant checkout out on April 22, 2023 and I've had a few inquiries but no solid leads.
