The next day(today), I get in the rental car to drive to the water company to complete the application for water/sewer service, and I noticed a couple of survivor fleas were once again, jumping around on meas I was driving :crying: I *THINK* I got them by physically killing them by crushing them, and so far, so good both here in the hotel room, and the rental car, but what a hassle and PITA a flea problem can be!!!

I would instead tell the applicant that their application is acceptable and the unit is theirs if they want it. 

I hope you are getting all their lease info ( application and leases from the seller ). 

It refers to income of anybody who is on the application.

Stephen Dominick Yes, totally agree but without pulling actual bank statements to see each applicants financial situation and savings account I think you screen as best you can.

I think there is some truth in the 80/20 rule (how 80% of your gains or output come from 20% of your efforts or inputs) and its applicability to real estate. 

But I'm not receiving as many applicants as I did with the other unit which I listed back in April. 

So I sent out an application for SmartMove for my potential tenant to be screened.

This was originally advertised as a rental this winter/spring but got no applicants willing to rent at a price point that makes sense for me in terms of cashflow so I decided to sell.
