I'm hoping to get some input from investors who are flippers and agents.

Essentially if a house will appraise for $400k, there is no sense in putting it on the MLS and getting and offer of $450k that is subject to appraisal, this gets your seller upset. 

In the past, i bought few apartment complexes and revived them so i thought i can do it here as well but it wasn't as easy as working in those apartments at a smaller scale  :(Thanks for giving me inputs about repossessed homes, never thought about it.

I am sorry I don't have any input for you in this post, I just got super curious.

I'm not going to chase after deals that I know are no good, but I'm giving myself a little bit of slack when finding my first deal so I don't hold off 5 years waiting for THE perfect property.Thanks so much for your input Peter!
