I have been looking at all this great advice from BP and it was so informative that I decided to become a member, the company my husband and I started rooted from a home improvement business and just flourished into us wholesaling and investing.

Should i offer this as a joint venture?

It is likely that even the initial transaction may be a disqualified party transaction if you have existing joint ventures with this individual.  

Apartment complexes with a lot of improvements?  

Over improving a rental property is one area investors turn a money maker into a money pit.

To ensure I don't keep properties long, I wanted to get in touch with wholesalers who are interested in joint venturing, as others may have investors I cannot/will not reach.

I'm just s so inexperienced and people have been taking advantage I have 15,000 for improvements.

So I have learned that if i fix them up front, I can market the improvements and raise my sales price.

And, the tenant is a handyman who has already begun improving the property by refinishing the cabinets and building a nice deck.
