As I go through the renovation process, I’m trying to make the best decision for longevity of the materials, such as flooring, countertops, appliances, etc.

It is much cheaper than hiring a third party.  

Will use my lender Ryan Deasy at Capital Three Sixty who has already done (or in process of doing) 7 other loans for me including a 3 property portfolio refinance.

I REPEAT ALWAYS DO AN APPLICATION SO YOU CAN HIRE A COMPANY TO HAUNT/GARNISH THEM FOR THE NEXT 10 YEARS.

However, recently a good friend of mine from church (who happens to have an extensive experience in RE) offered me to partner up to help me start and without me having to put any money, just asked me to contribute to him by finding a low cost deal, help with the process and he promised me to split profits equally if either selling or holding.

For the rehab portion, I have not yet done a rehab on a property but I have been in the construction industry for over 25 years and do understand processes, contracts, and timelines. 

The interest rate and cost is higher than conventional loans but the requirements are less and the closing process is faster. 

Or is there something I'm missing from the complicated section 8 process. 

I’m fairly confident in the actual renovation process due to my experience with facility management and vendor relations in the restaurant industry. 

We don't have a pre-screening process.
