I wouldn't base any income projections on leasing billboard space unless you know the local codes applying to billboards.

Air rights--the Floor to Air Ratio, or FAR, not being used by a building that can be transferred through Zelda (zoning lot merger)--give developers the right to expand their buildings, allow lot line windows to be used as regular windows, allow for more residential building and provide more flexibility for design.

This should provide some floor support for home pricing.

It also says that all kitchens, floor coverings, window treatments, HVACs and light fittings (for example) must be replaced no earlier than half-way through the lease, and the property repainted upon vacation.

I would like to be able to lowball a few offers to buy so that I can repair something as far as paint and possibly flooring , maybe a few other small repairs.

Providing a decent shop can make a tremendous difference, if you can justify the cost of the space.
