If you're trying to wholesale by contracting properties off the MLS you're really fighting a tough battle.  

I'd agree you can probably get a new tenant by 12/1, so I would just give them money back, put your ads back up and take a new tenant rather than fight this battle.You certainly should not lose two months to an eviction, though.

Yet if the numbers don't work out(above your financial capability) then sell the lead or simply walk away.

Regardless of what a tax attorney or an accountant tells you, if the bank doesn't like it, it could hurt future lending capabilities. 

Once I prove I am capable of this my family business will likely back me to continue in my endeavors (and in return will get some of the meat on the bone!) 

I have some good ideas and I am capable of searching, remodeling and selling properties.

Becoming successful as we can so she can quit her job is important to us so my personal goal is to continue to fight this damned cancer long enough for her and I to spend a lot of time together.  

They had contacted us all by mail & as it was city employees doing the work it was going to take several months just for our little street.Our House was built in 1942 & we were constantly fighting tree roots that had infiltrated the old clay pipes so it was a necessity but the quote was $5000 for maybe 30 ft so while we were thinking about it a city employee drove his heavy equipment over both my & my neighbors lawns sinking in enough to completely rupture & destroy our old lines.
