@James Murphey thanks for the advice@Chris Martin I agree with your view of multiple streams of income but I feel like having the roths maxed out is suitable to have enough skin in the stock market to generate wealth in the long run.

Good to see you can still find fairly cheap properties in California (if you look in the right places).

I've found that the instruction manuals included with each fan is fairly straightforward - Just a thought.

@Karan Malhotra I think @Jay Hinrichs and I are on different pages of the same book.I was probably getting too far in to the weeds to stick with the "general requirements" theme @Timothy Albright set up.I was simply putting the info out there that a hard money lender is going to require some "skin in the game".

They called and thanked me when it was done because they appreciated that they were treated fairly and with consideration to their situation.

Howdy all.I have been looking at a duplex in a fairly small town (22k residents from 2010 census) but has a decent number of employers including a major auto manufacturer nearby. 

seems like that is a bank refi situation not a raise private money so the owners have little to no skin in the game

(In all fairness, I've got great tenants & it's not their doing.)

They have more skin in the game then you do.Make sure you get clear title.

If all the tenants sign consent forms as part of the lease agreement, then any conversations the tenant is in will be fair game to record.
