I'm not a landlord (yet) but have had many in the past...from my experience and others I've spoken with and all the landlording materials I read say the same thing, do not waive late fees - tenants will abuse it in the future and take advantage of you.

You're basically going to have to start sealing and/or removing all porous material until the smell goes away.We just dealt with this on a property.

I'd be curious to see the material used for the sewer lateral as well.Older homes IMO. have great character as the pictures appear to show.

Also, thank you for reminding me of the caveat regarding doing your own work: if it's NOT required by the lender (like Section 1 termite or any other health/safety/fha item picked by consultant) AND there is no funding for it in the 203k (not even for materials) then you can do it yourself out-of-pocket on your own.

I had a business card that just had my name and phone number on it, nothing else.I could always jot a note on it if needed to jog their memory, like:House on WalnutFinancingBike rideBeer Bust next Sat. 6:00 pm"I'll buy you a drink" or just "call me" :)But, if you are representing yourself as operating under a business entity, that should be disclosed in all written materials, including business cards, otherwise, you may be seen as dealing personally. :)

Concrete is actually a porous material and if water sits consistently on one side it will eventually soak through and over time cause it to fail.

If you're really concerned, buy and deliver the materials yourself and just pay the GC for labor.
