I do have a third method being cash out refi the property that was renovated, however I am a bit hesitant on this one because I do want to wait another 2 years for a shopping center to be built to be able to get a better appraisal.I'm sure for people who have been in the game for a while, something like this has occurred before.

In other words, if you analyze 10 deals using the same methodology and relative estimates and they all come out +/- 12% cap, then I would say that your method is consistent and can be used as a baseline to compare your actual purchase to.

Finance is not something you are going to structure, the structures all fall under law, in one way or another, you won't be able to "structure" anything that is not covered by law.Exceptions come into play with partners in a business entity, but you have to find those partners privately or seek legal advice in following exceptions and/or structured methods, such as crowdfunding or special provisions under the SEC Regulations.
