Insulate you from liability?

There are a few posters on Bigger Pockets that have a lot of experience and they are somewhat adamant that Sub2 are not illegal, but do hold some risk. 

Understanding this background on the situation... does anyone have previous experience with single income households where the "bread winner" goes on maternity leave and then has issues paying the rent.

How many bedrooms, location and general amenities/experience you want guests to enjoy.

If you are thinking about going to BPCON let me tell you the experience is worth every dollar.

Beyond the usual maintenance requests and communication tools, are there any innovative technologies or apps you've implemented that have significantly improved the tenant experience?
