If you are the landlord, it is up to you and all details should be listed on the rental agreement signed by both parties.If you are the tenant, yes it is! 

Maintenance can be dealt from time to time, I believe that investor like you can get calls few times a year and address them provisionally with having some bids at any time, you will be amazed how much money from rentals can be made this way.

Too much detail in the initial stages doesn't get you anywhere.

1) That’s the basic relationship, Transaction Broker, 90 plus % of the time anyway. 2) make your contract, Including inspection dates, final financing and closing dates tied to the completion of roof, a passed Final Permit Inspection. 3) The commission is not detailed in your purchase contract.
