Talk with them about your goals and criteria and see if you can locate a property then start the process by running numbers, viewing it, and making an offer!

Similar to what you describe, my mindset was to use small amount down payment as reasonably as I can since this is my first property and try to use the remaining for an investment property.

Some of the liens you can view via pdf online, and other liens you are only able to get a copy of in-person at the county building.

for example a list of how much to adjust for each bathroom, bedroom, mountain view, lake view, partially obstructed view, sq footage, paved driveway, and as many other variables? 

Didn't want to finish the job as described and did generally cruddy work, to the point we have not used him again.As noted, there is no right or wrong answer.  

We haven't sold anything because in my view it's like cutting your cow into steaks.

With closing costs, for us to move into this house it will cost 75k, which is a substantial amount of our nest egg, as well as it seems very counter productive from a real estate investor view.
