If you’re not going to define your goals specifically then chances are you will never achieve them .....I’m not trying to be a jerk I assure you I know this from past experience of failing to plan

@Skye Payne you refer to the realtors on craigslist as leads, so I would start with defining what a "lead" is

If you are defining HML as "no income verification & from a company primarily engaged in lending money as a business," they are for the most part illegal to do for owner occupants.

I live in a part of the USA where there are still many people of character who simply will not do business with those of questionable character for any amount of money.

I still evaluate each deal to make sure it fits my pre-defined criteria for investing, but like to move quickly on properties as well.

And experience is the name of the game and having a banker who knows your character and trust you.. this is huge its not done at big banks but local community banks where the president and head credit officers are also the owners or major stock holders.. its relationships with those folks that will get you over the top. its a progression..

I think most would agree considering his character and history that It’s one of those things in life that is a hiccup to overlook for a month while things get in order .. however what happens if it goes on for three more months and you don’t get paid but his car payments do ?

If my guess is correct in who you are working with, it would be out of character for them not to respond and not to some reparation.
