If eviction takes three months, I would set the closing date for 4-5 months so I have time to complete the evictions and still conduct my inspections after.I would ask Seller to sign a master lease, giving me authority over the property during the time we are under contract for the sale.

It's the same work to do a $55K loan as a $500K loan so the fees will be higher due to the loan amount but will still be much lower than what a lender or broker gets paid on a higher loan amount.

And there are ways to cure other than paying the note in full.This is a common problem these days - not enough understanding, discussion and disclosure throughout the transaction: regarding the acquisition, the disposition, with the seller and with the end buyer.I have a law and title office and we have closed thousands and thousands of sub to/wraps.

I had a tenant that was imagining noises from the upstairs tenants and would not put up with normal noise such as walking, doors closing etc at reasonable hours.

If this is an office building adjacent to a large hospital campus, even better, as it is very uncommon for hospitals to close down, so you will likely have strong long-term demand.Given the occupancy, you don't have any real upside beyond rent growth over time.

If you go to do the move out inspection on 7/1 and they are still occupying the home, then start the eviction process and include whatever holdover charges the lease allows for in your petition.I know everyone is in favor of you starting the eviction process now, but given their move out date is so close, I would wait.
