I would evaluate what price points and tenant class you’d prefer and go from there rather than looking at absorption rates for rentals. 

Class D is *a lot* of work.

What is recommended for laundry in this low income to middle class housing .. where rents are any where from 550$ for studio to 1000$ for 2bed/1 bath ?

Especially if he is familiar with the commercial space, he sounds like he will be a fantastic resource to scale in that asset class sooner rather than later.  

CRE is a very broad but niche asset class and you want to work with the people who do this type of thing frequently not just a few times per year. 3.)
