this is not answering the particular question about the race track.In florida we build from the dirt up, because its normally cheaper than a flip and the buyer would much rather new construction than a flip property.

Thinking back, I was kicking myself for putting people through the horror of viewing the place.I had other tenants which I forced to permit showings, particularly those that cannot be at home, and they reported things stolen.
