I think they why is more important to start with than the how.

It depends on who you are, what you are trying to accomplish, and how litigious your market is.

I don't know if the builder will communicate to the county that its 2050  sq ft house and if I put it as 2233 sq ft, some renters might think I am misleading them.

Hello all, I'm curious how much the HUD will actually pay compared to the 40th percentile rents posted on their site.I'm aware of the different amounts each tenant will cover in terms of their portion of the rent, but I'm not sure if the HUD will actually agree to my rent price.I've been taking the stated FMR for the bedroom count, and taking 20% off the number stated (to be conservative as to what the HUD will accept). 

Anyway I can only imagine this market will burst once rates drop as we've appreciated 10% YoY on "higher" interest rate environment.My 2 cents on your acquisition: Miami and Broward have many upcoming developments and it helps to know where they are being developed, as we all know, location is #1 and it helps being in the path of progression and gentrification. 

I know a number that have been very successful with influencers, but of course the host knew how to use them correctly.
