 $560K purchase price   with  $4500 taxes   seems odd$250 property management -  I am assuming your are self managing this?  

I had this odd idea that someone should create a service where they will analyze a potential deal for you.

Just seems very odd to me.Any ideas/advice?

I learned to fall up which brought me to REI, oddly enough every time I fell I never received an "F" I just got up and continued on.Stay active on BP and create a plan is the best advice I can give you.  

Now this seems like a better bet for a buy and hold.If that adage is true its not when you sell its when you buy.

No matter what you decide it may take longer than a month to find a deal.I also would caution against betting on a downturn in the market.
