(a) completely ignores the housing crisis and does nothing but pour BBQ sauce on themselves for the impending roasting they will get come election time (b) all of a sudden gains about a bajillion IQ points, starts doing all kinds of smart things, everything get's way better and it's a new middle class rally of prosperity (c) says "omg, we gotta do something" and runs to the "MOOOoo MONEY" button and starts hitting that thing like nobodys business, pumping out cash to fund whatever "solution" of the dilemma of the day.It's literally how things work now, they just throw $ at it, that's how things are done.   

I'm looking at properties on Airbnb and using sites like AirDNA's rentalizer, and then low balling those numbers. 

Cash it out with a little extra and grow it like a snow ball rolling down the mountain.Most have to start in the minors, in the 100k - 130k as-is value properties. 

You've found the money you AND to top it off, the lender is putting the ball in your court regarding the terms.

Don't chase shiny balls. 

We ended up being in the ball park which was great, but at the same time I wouldn't do that again.

I am currently looking to buy my first rental property via house-hacking, and although it doesn't need to be a home run, I would at least like to get a nice base hit to get the ball rolling.

Building the team is an important step in getting the ball rolling.

I reached out to an appraiser for a ball park opinion and he said he thinks finishing the basement would only add 30-50k in value to the home.

My concern isn’t the price they are charging but more so the red flags that have occurred in the last 3-4 months that make me believe they are either dropping the ball of this or that since I only have 2 units through them I am not a priority for them.
