Overall had a great trip and a good feeling in my gut after I left.The numbers look good to me for now, but I know they always look better on paper.

That was a first in all my trips to Sonic.

And then the maintenance-they sent someone multiple trips to clean a bathtub and there is a fee for each trip and of course multiple trips.So shocked about conflict of interest.

They also inspect the properties twice/year and that alone is worth the monthly cost because we're out of state landlords and the trip back twice/year would be costly, albeit a write off. 

Your not risking a dime of capital ( other than inspections appraisal and maybe a trip out there).. until you have a completed house and many times rented ( although I don't like that part of it for a specific reason..

Your going to go around-and-around in a fast trip to nowhere because the action requires a lot more than just 1 insight to say with any certainty how "good" or "bad" the action project's out to be. 

They moved into the house in the first quarter of 2017, and I am planning a trip to Cleveland in April to do an inspection and to sit down with the tenants to discuss and sign a new lease. 

Write them down....put dates with them.I make 10 year, 5 year, and 1 year goals......I use several catagories....just a free form style under the headings....Fun----this is your buck list....maybe a trip or experience....for many of these they're pretty simple....3 zoos around me I want to visit, stay at a famous hotel, hike....some are a little more complicated ...like 30 day hike on Camino in Spain and 60 day hike on 88 temple route in Japan.Family & Friends---might be just getting together at certain intervals, or a phone call, or birthday card.Finance-things like save $10,000 for next property, 3 properties in 5 years, zero credit card debt, pay cash for cars.Faith-Fitness-I always phrase each goal in the past tense.....

Having said that, it will certainly require a property management company since you'd likely not want to take the trip out there routinely.Just remember, it will not rent for the same price as it would down here. 

I took a trip recently and saw some great single family opportunities in a perfectly walkable, suburban looking neighborhood.
