I do have a team of sorts to help me as I go along:2 real estate agents that are personal friends.2 general contractors that are personal friends,electrician and plumber that are personal friends.I also have a FEW bucks right now(14000) of our own.I would REALLY like to buy a multi first to gain passive income but am reluctantly willing to start elsewhere if need be.Thank you all in advance!

Let the numbers help dictate where you invest and then find a team to help realize that business plan. 

I would say getting a team of contractors together is one of the first big steps to going out on your own, especially as an agent. 

However, when I see what I consider an inexperienced team try to raise funds last summer on one portal (and fail) pop up on yet another portal nine months later, with the same "experienced sponsor" mantra, something is amiss.Don't get me wrong, I think there is a need for CF and it will continue to grow and offer opportunities, but what you said rings very true. 

The best way to learn what sells in a specific area is to team up with a local Realtor.
