Heard a funny story once where some first-time buyer was at the tail end of a several month FHA purchase and had a surprise divorce... supposedly the realtor ended up "purchasing" his swing-set for $3,500 to get him over the bar for required funds, and had to supply the bank with a notarized letter of purchase so they wouldn't write the deposit off as an un-seasoned gift.

If you have several rental properties (it sounds like you do) it would probably make sense to do cost segregation to take full advantage of accelerated depreciation and bonus depreciation.

I also manage several STR units in the city and now live in the city permanently.. definitely opportunities if done right its getting a lil saturated there is over 100 new airbnbs in the city this year and I'm sure plenty more on the way but AC is definitely trending in a great direction the Bart Blatstein project will be a big positive as well.
