In the next few months, I'm looking to get a standard CA NAA lease with RUBS included for billing the water and sewer, as well as requiring tenants to have their own renters insurance, as that is not something they are currently required. 

Hello BiggerPockets,I am new to the site and very interested in diving into the enormous amount of material on the site. 

I live in North Georgia and a few people have said the town in general has declined since the casino was built but I figured that would draw more interest and the numbers still look pretty good.

Looking for some opinions please..I am on track to close on my second investment property (3/2)  in a few weeks or so with flexible plans for the Seller to rent it back at a discount for a couple months. 

I've heard attorneys argue that if you put the mortgage in your name and later move the property to the LLC, you may have invalidated the LLC.  

The hard money rehab loan is not the problem.
