As @Patrick Liska mentioned this rarely works with financing because lenders do not like the mess of multiple small investors and want to be in first position etc etc.The other way that 1031 works is if the parent syndicator (LLC or LP) wants to sell and do a 1031 exchange of the whole.

Do you just not rent to parents traveling with children?

Having parents that were in the very first years of the boomer generation my examples of what earning money meant was not unique.

Also my parents live there and have been to the property.
