I'm laughing,  my 26 year old manages our ten properties as we are in Germany for 3 years for the W-2 job,  and we hope our kids also become REI,  but I think even I would get all parental on a 22-year old coworker telling me he invested out of state.

As @Patrick Liska mentioned this rarely works with financing because lenders do not like the mess of multiple small investors and want to be in first position etc etc.The other way that 1031 works is if the parent syndicator (LLC or LP) wants to sell and do a 1031 exchange of the whole.
