If you take @Kevin L. s proposition, my little 16 SFR business should have PM software, commercial office space, HR, Legal, Marketing and maybe a corporate jet and helicopter.

Hahaha I’d be lying if I said my love for the Office didn’t have any part in my reasearch of Scranton. 

Let the officer know that you are a tenant and Therefore have a right to be in the property .  

Are you going to renovate basement and make it like an office for rent?

Having some asset (like medical offices) “back your investment” is a little different than wanting to be a silent partner in the local dry cleaning or boutique smoothie joint.

. $400k has to be slowly depreciated over 27.5 years if residential (including multi-family) or 39 years if non-residential like office buildings or restaurants.

And don't want to put in irrevocable trust as we may want to sell  in the future.....The only other option I have found is to put house in partnership (wife and I) LLC's name on the basis of this is our "office" and tool/equipment storage for other rentals in a separate LLC (weak if it ever goes to court?)

I was able to take away from the seminar tips and tricks to get started by doing more research and due diligence.
