I am looking to wholesale or possibly buy a property that has good rental income,equity,and a mortgage.As a wholesaler,are you simply trying to negotiate the best selling price or are you looking ahead and anticipating what the buyer may want in terms of the existing mortgage?

If you browse the forums, I'm sure you'll notice that we have a culture here of being honest & straight forward when it comes to the business.

I just did not want to give someone notice and then also have another vacate as rents go up.

In these cases, the seller will have to fix the issue BEFORE you can get your final policy.Any lender who is financing a property (and taking it as collateral) will require this - so if you're planning to sell this property to someone who will need financing to purchase it, you'll want to be sure that the title is clear ahead of time (because if you don't catch the issues, someone else down the line will).On the other hand, if this is a rinky dink property that anybody can pay cash for (thereby keeping lenders out of the deal), you could probably get away with doing a simple title search IF you actually know what you're looking for, and how to identify problems.

Mine requires that they: give the landlord all copies of keys and opening devices (i.e. garage door remotes); completely vacate the premises and surrender property to landlord; clean and deliver premises to landlord; remove all debris; give written notice to landlord of tenant's forwarding address; etc.
