I agree there is some maintenance issues, I am a small time guy under 30 units right now so this would be a big undertaking, I think I will keep looking, I just can't seem to find much "for sale" in my area, I need to find better sources for apartment leads, and maybe this means meeting other apartment investors in my area.

Whenever I get a call/note/lead I put a sticky up so I can track.I don't use as much as I thought I would, but it's there for reference.

A rehabber I spoke to doesn't think anyone in their right mind would agree to sell for the deep discounts considered deals, nor has he heard of anyone doing contract assignments....On a more inspiring subject, there seems to be opportunity in renting out small vacation apartments in Las Vegas solely on the Airbnb platform.

I always avoid pets at my multi family properties because it just leads to tenant drama (dog barking, dog poop, dog bit me, etc).
