I will use those saving to get the current property cleaned up after purchase using a prospective property manager I found off RoofStock.

I understand your fear of your units being vacant but if you are in the right location, and you can commit to proving clean, safe, affordable housing, the demand is incredible.

Brian, yes,  however I was not looking at getting involved with some type of elaborate marketing program to sell these to investors, just thought about putting them as listings in the MLS.

You may also consider hiring a professional cleaning service and doing some minor cosmetic work such as painting walls off-white.

Each time I have asked to be involved as much as possible to dip my toes into commercial real estate and gain knowledge, he has pushed back and doesn't want me to be a part of the transaction.

That seems like a high non-refundable portion, so I did not know if we would be entitled to part of that amount as a "cleaning fee" upon move out.
