Then I read The House Hacking strategy (by Craig Curelop) and Set For Life (by Scott Trench) and got sold on the idea of house hacking ; now I am looking for opportunities to put that into action.Ottawa ON is where my eyes are fixed on. 

Well, queue predictable eye roll following bad decisions - we broke up some time ago and it's not going well.

After listening to Steve Rozenburg on BP and diving deeper into his content, it really opened my eyes to the fact that I have no idea how to run a business.

I didn't catch the name of the service but I'll ask the owner. 

My hope is to have this person:- Put a quick eye over the numbers I've run on this property- Provide a little guidance on how to secure financing (financing a fourplex has proven .. more difficult than anticipated) with this property, at the moment, being my primary residence- Provide some input on preparing a responsible contract to purchase a property privately, without an agentIf anyone is up for it, please reply here or message me directly! 

If/when Tellus catches up I will be switching for sure.

Then I cant get that back out of the construction loan in the first draw but the loan cant be approved until short plat is approved and I cant get the short plat approved until the bond is up (nice catch 22).

It won't guarantee nothing will go wrong, but will for sure help catch some surprises!

Just keep an eye on regulations and don't over-leverage yourself

Overall, it was a very eye opening experience for myself and I look forward to learning how to close deals with efficiency and effectiveness in the future.
