No real choice but to share that increase with tenants or pretty quick your cash flow evaporates. gotcha I would never own rentals in that market personally because of the tax situation the soil situation and hail and wind.but that's just me. :) Many landlords that buy at the peak end up doing pretty poorly on a lot of Texas rentals. and you can raise rent but people can move then your subject to a vacancy.

@Joe SplitrockThanks Joe this is helpful and it is exactly what my HVAC technician mentioned during his tune-up, this tenant moved in after the last tune up.A problem I have in general when I attempt to educate is they generally tend to resist and come back with with an argument this is not how it used to be at my previous place so I've been trying back up the education part with some resources Online on HVAC for a more healthy debate hope I will find some online resources soon.

To echo what others have said, if the tree is in reasonable healthy shape, then any damage that happens on either property is the responsibility of the that respective property owner and considered “act of god” by insurance.
