For me though, I'd rather sit on it and cash-flow vs. taking the short term profit and giving uncle sam half in the process.    

There are plenty of developers who just do the first half and sell the build ready space to a home builder. 

I would advertise a" Move in Special", basically offering September at half off...You will get a lot more interest and those willing to wait until date to view..

Then I tell them to call my contractor half an hour before they are supposed to meet at the property.
