It will cost some money, but if you are  a big time investor, 5k towards a graduate scholarship will get someone in the graduate research department to do the job for you.

If the property is near a university then you may consider a different strategy of renting to students by the room (preferably graduate students) Cash flow is usually higher especially if you are able to provide furnished rooms, free internet and laundry.

my son will be be attending ISU in the fall and I am looking to maybe invest in a rental property near the University that he could live in and rent out the other rooms and sign it over to him when he graduates to continue making an income off or sale. either way it would be his choice.
