I think $600k can get you in the game in Macon for 6-10 units, but anything more and you are looking at a huge value add that will not cash flow on day one. 

If you are trying to build a portfolio, your growth will accelerate much faster if you can build and grow equity through highly appreciating markets and value add investing.

I am looking for a growing market with lots of appreciation value.  

Theoretically, you could do a cashout refi every x years as value & rent appreciation allow.If you want to really focus on cashflow, then you may want to sell the inherited property and re-invest the proceeds in properties with higher ROIs and potential.

I guess my question is how much should our experience be valued at and should we just have a low amount of equity and charge a monthly management fee?
