We started tear down in Nov and framing started 7th of Dec. it took way longer than expected since I’m a GC and used my own guys, I put a nail in my hand and other guy had a baby plus holiday time it was way off….. **** happens I guess.

I wish I had more advice, but just wanted to congratulate you guys on taking a step toward your investing future!

Don't expect them to spend a lot of time on this up-front conversation, but they probably will be willing to give you some top-of-head numbers in the process of looking for another possible client.

I think the seller has unrealistic expectations.

You have to live somewhere.You may need to lower your return or cashflow expectations so you can get into a house hack that will allow you to avoid throwing rent money away every month.

All the housing agencies send their voucher holders there.Just be forewarned - many S8 voucher holders don't want to pay application fees, provide any documentation, expect you to fill out their S8 paperwork (!)

Obviously, we don’t expect this magnitude of crisis to return any time soon.Reason #2 is that high interest rates are causing some buyers to step back, with others choosing to wait for more favorable interest rates.
