We have a new roof, new AC, new top of the line Samsung stainless steel appliances, enlarged open kitchen, and renovated bathrooms.Our dock can bring $1600/month yacht rental (we have dual 50A/30A/20A metered marine electric and dual metered water), and I see house rentals in our area ranging from $3500-$5600/mo.We were originally planning to sell because we could not refinance since we plan to move--but after joining this group yesterday it seems that we might be able to instead get a loan as a rental property if the numbers work, and then use that cash to move and purchase our 2nd property (perhaps a duplex, triplex, quadplex).This is probably the most important deal decision of our lifetime because this is the one that launches us into this real-estate business--I am beyond grateful to this community for knowledgeable advice on our best course of action.

This doesn't mean you bug your PMC for a weekly phone call, but you should be reviewing what they're doing via your owner portal and what they publish there.If they don't have an owner portal or don't put much there (we've seen this many times!)

You need to bring in sewer lines, water lines, gas, electrical, etc. before you move.
