I haven't signed anything yet, I was going over the purchase and sales agreement today and there is a section that is essentially a contingency for condo documents: I have 10 days to review the condo declaration, bylaws, rules and regulations, and insurance policy, and if i don't like anything I can cancel and get my deposit back.

@Andrew JohnsonI agree - I am a big fan of tax diversity as part of retirement planning.My question, though, is essentially this:Say I have a client that has $300,000 that is 100% invested in securities (no real estate) and I have determined the best asset allocation for the client is 60% stocks, 40% bonds.Then s/he inherits a $200,000 residential property and decides to keep it as a rental unit.

I left my Lake Oswego and lived in NE Portland to gain access to that school district just to study at the trade school because I knew I wasn't learning anything if I'm staying complacent at my old high school.
