I'd be wary of any tool that does not show you the best comps for the property, even if they are old, and transparently show why they are computing rent the way they are.

We now have DATA and computers and direct mail making our lives easier and our time more lucrative.

If you've got an area (or at least state) in mind where you'd like to purchase, I'd suggest reaching out and nailing down some details for a few DSCR lenders :) (I also strongly suggest taking the notes in OneNote, Google Doc, Word Doc, etc - anything that you can search and edit in your computer.)

But still that urge to get better, to have a bigger portfolio gets me back to the computer.

Like the personal finance app Mint.com you can connect all accounts and ruin reports from expenses income etc..It looks like you can have multiple users, scan receipts from your phone app that will update automatically on the desktop platform, and it even lets you create/delete categories and account types.

He swore up and down that Quickbooks desktop version was way better, faster, and cheaper. 

NJ had a delay in Section 8 payments a few years ago in which some landlords were not paid for 3 months due to system issues. 3 months ago one of our largest housing authorities computer system was hacked causing major delays in applications, lease renewals, inspections, etc.
