Right now im starting to educate myself through podcast, audiobooks, and youtube videos.

I took a look at the programs that BP has as affiliates that offer discounts to Pro members, and started my education there.

@Armando Chapa you are the right place for educating yourself, which is the first thing you need to do. 

The education I received through the podcast was invaluable in giving me the knowledge and confidence to do the first deal.

Think of this as a long term investment, if you continue to invest you are able to dollar cost average and it wouldn't matter much at what price you are buying the properties.

All you can do is making the best educated guess and be a good enough problem solver once you have it to turn a profit.
