If you choose to work directly with the seller, that is your choice but then you might not be able to get help from a realtor.Some relators might do a CMA for a flat fee or to provide you what you need, but that does not prevent them in any case to show the property to their clients..If you want to do this on your own, that is fine, but then you need to do this on your own.If you are starting in real estate, you might be better of working with a local relator, it might save you money and issues down the road.

I've had countless clients over the years ask me to assist them with transferring the property from their personal name into an LLC and the first questions I ask are:1) Is there a lender?

I like to see my clients "buy equity" by getting something that needs a little TLC.

@Brad Penley some suggestions I always try to get my client to take when buying a property that will require flood insurance due to your loan is, 1) make sure you understand if the property has ever had a flood, If so what year and how the water got in the structure and if the damage was repaired, also good to know how much the claim that was paid.

My clients are seeing many more price reduction alerts than new listing alerts in the emails they receive due to rates rising and seasonal timing.
