James- How did the Sherriff sale go or any other properties you acquired from sherriff sale.

You can acquire one or more replacement properties as long as the total value is equal to or greater than the  net sale price (not gain, profit or equity). 

I'd like to acquire another property by the end of the year in the $150k price point.

Now here's where i am noticing some issues with Things.I have been really trying to acquire properties to take on as Flips and because I have A Construction/Handyman Business as well, I would  be able to make a living wage while working on the flip as well.Which is great..

Add the professional investors and hedge funds and that's a lot of competition our parents didn't see when getting into rentals.IMO if you want to do rentals "on the side" you either have to change the ROI goal or develop some deal making/acquiring skills.

I am acquiring properties as a wholesaler for an active flipper in Indianapolis.  

I've recently acquired my RE sales person license as well and looking forward to get started with a broker who has interest in investments, rentals and/or property management.
