Is there some sort of new technique to go with the new tape?

This technique works more often than you think, especially when the numbers are tight.

Tailor it to expired sellers to get them to respond to it.I used to send a 3-step mail campaign using 3D mail.

I am not a CPA, nor am I employing this technique at this time.

Home staging is a technique whereby the seller uses furniture and decorations to construct a model of what the space could look like once someone lives there. 

Calling FSBO ads is one thing, but tracking down sellers and calling them directly can sometimes feel like an intrusion of privacy for them.In answer to your question, though, I have a custom letter I send that is somewhat similar to a yellow letter, and that is my go-to marketing technique.

Another CYA technique is to use technology.

You can always look online for a sample contract too, just realize oftentimes each state has state-specific contracts that will be tailored to the laws where you reside.  

You can play around with this funnel and tailor it to your liking.

But when searching further for solutions tailored for small/mid multi-family residences, it was hard to get a sense of what products (and costs) are appropriate for this scale.I'm hoping someone in the Bigger Pockets community might have some insight, or experience in access control solutions for smaller multi-family properties, and suggestions on what i can consider for this.Cheers,Rui Brites
