There is no way I can clean up my credit and get a loan and get the ball going in the time I have left.

Many of the larger firms that routinely handle foreclosures have dedicated portions of their website with the monthly listings and will post a starting bid a few days before the sale.

Also look at their clothes - they don't need to be fancy or expensive, but they should be clean and appropriate for public.

The value is too high for a rental, so your best way to sell it for highest price is move out the tenant, clean it up to at least a presentable standard and offer it to the open market at comp rate.

We got out clean (no bankruptcy), but lost all of our savings, etc. trying to keep our good credit good, which we did.

So, we did quite a bit of work there, besides cleaning and degreasing the kitchen literally for DAYS, we painted inside and out, replaced several expensive casement windows that had small leaks, updated most of the plumbing because it was a garish looking chrome and brass that was probably already going out of style when it was built, all new top of the line appliances, etc, etc.

thanks everyone, they ended up paying for the electric and fixing the roof.. they also left the house a mess and got an extra 600 to clean the furniture out of it (which paid for the dumpster and my time).

I doubt that they have money to dispose, unless it is drug money they need to clean.
