We grew our holding substantially last year, and have only been at this since October 2017, for context.I would say that the mixture of tenants is roughly 33/33/33%, across B/C/D class, as far as I understand how that is defined.In my limited experience, I think that class can be applied to the tenant as much as the property, and it's not all negative.

If it was in a CD you would earn about .04%. 

Yeah I learned the hard way that C-D properties look great on paper but don't actually cash flow as much as the spreadsheet may say.

I don't think old buildings or C/D class properties are my cup of tea!

But, as the case with anything in life, it depends on the players playing the game.

If you are planning to buy at smaller auctions, you'll be left with fewer players, which means you should have better opportunities.If you're buying with the intent to rent, you'll have a bigger advantage since the fix and flip investors need bigger margins than you do.

That person could put it in a cd and earn 5% today and my guess is sell the house for list price or close to it.

There are not many institutional players interested in this area, so I would not be buying a large scale property here.
