Plumbing, electrical and HVAC all need completely replaced...this part we had a good idea of, but the excess costs including the mold are escalating beyond what we budgeted for since this is a 3,000 sf house.  

@David Benton Im overly aggressive with the rehab for the simple fact that I'm new and would rather over budget than under.

I have a high budget for flipping but haven't found any big ticket deals yet. 

I was using a construction line to fix up the units, and adding 30k to the budget still kept me under my 70% LTV on completion.   

My budget is 650k.

Not sure if it's the holidays that do it, but I'm working with a tenant class that would prefer to buy a large screen t.v. before property budgeting and paying all of their bills on time.  

The renovation budget can be up to 50% ARV if you use a contractor.

I disagree strongly with the notion that 10% of gross rents should be budgeted for CapEx.

Click2Mail is a hair cheaper, so if your budget is tight that may be a better option.
