We are now in a sprint so we can walk mentality, it's very exciting and we are glad we did. 

We learned that we are not the type of flippers who paint houses and mark them up and sell them.

We are closing on our second property at the end of the month and am now looking towards the 3rd. 

We are considering picking up our 3rd STR via a LO as a way to get a property quickly vs. waiting to accumuluate the 20% down payment required to finance.My questions is, since I would not be the owner on the deed, would I have issues with obtaining a business license to operate a STR and pay the hotel/motel and sales taxes or would I need to involve the owner of the property?

We didn't go to the receptions and all of them have since bought their own places and we are still friends.

and you have to hire experts to put it together Bond councils etc etc. can cost you 100k or more. for us average investors its a non starter.. you need to rely on church groups Habitat .. and in a small way the little Chairty that a few of us BP members started called  aheroshome.org  were we are giving a home away to a first responder free and clear.. 

We are waiting on the signage package which includes numbering for the unit doors.

@Hank Keller As I dig further and further into Real Estate Investing, I keep hearing advice, not to invest in anything other than precious metals bc we are set to have a shift in the next few years.

They never want to believe what we are telling them, so we usually have to repeat the same conversation a few times while on the phone with them.  

Before reading your post, I spoke with them as they are used to doing Subject To deals and they said that the policy holder would switch to my entity name with the mortgagor's name as secondary - I am interested to see what their feedback is with your suggestion -- as your approach seems to send less "red flags".
