Rates and fees are generally better with the second home loan (though the rate is higher than a primary residence loan) and will not have a prepayment penalty that most DSCR loans have.

If you don't want to cut your realtor out completely - have them list the house for you when the renovation is done!

For this house as it is relatively close to other homes we try to get no dogs and meet/approve any dogs if the tenants are good candidates most people don't have time for that.  

I went to the courthouse in Birmingham Alabama to leave it legal documents so as I was there the lady had let me know that as of 2021 they passed a new law that when you buy a tax lien a house you are not allowed to rent it out renovate it or even step foot on the land or in the house

Nick,Why can't you buy the house as a "rental" and then when you are not able to rent it out easily and then you can move into the main house and rent out the ADU. 

I would assume the probability is much higher if you have a low rate they would like to resell at a higher rate. 

Travel nurses on furnished finder are wanting to pay way less. your dealing with individuals. who want to pocket as much money as possible and rightly so.The goal with MTR is to connect to companies who pay for the nurses and also set up the housing for the nurses (the companies pay more) than the individual nurses want to. 

I know we could get houses for cheap, I am just not sure what the rental market is doing out there.
